As featured on HOUSE HUNTERS INTERNATIONAL 2010 & 2013 Chez Shell is a two bedroom Pool villa located near the Westin Resort in Great Cruz Bay and is just 5 minutes from downtown Cruz Bay. 

Enjoy evening sunsets over Great Cruz Bay and the twinkling lights of St. Thomas once the sun has set for the evening. The entire home has beautiful quarry stone floors imported from the Middle East. Every room is appointed with plenty of windows to ensure that you enjoy both gorgeous ocean/harbor views and garden views regardless of where you rest. 

The decor is warm and inviting and in tune with Caribbean Style living. Most of the furnishings are from India, Bali, the SouthWest United States which includes various antiques from around the world. Chez Shell was totally remodeled and a new pool and patio was added in 2011.  It is a wonderful Villa for families with inside access to both of the Master Bedroom Suites directly from the Great Room. Chez Shell also has multiple living spaces inside and out so you may enjoy the active harbor views and sunset views towards St. Thomas from many different areas. The house is just a short 5 minute walk to the beaches at Great Cruz Bay and Chocolate Hole and a short drive to the famous North Shore Beaches.  If you enjoy colorful awesome sunsets over the water, a convenient location and a beautiful place to stay, you’ll find your perfect vacation waiting at Chez Shell.

Rental Policies Caribbean Palm Properties

Arrivals – We offer complimentary arrival that brings our arriving guests to the car rental to pick up their reserved car and then escorts the party to their villa. Caribbean Palm Properties is also pleased to offer the same service upon departure.  We will escort you back to the rental car facility and then drop you off at the ferry dock luggage included.

Cable Television - Many villas offer expanded cable, a few villas offer premium channels. Occasionally there is a problem with the cable television service Catered To Vacation Homes does not have any control over the cable service and repairs are currently taking between eight and ten days to complete.

Cancellation Policy – No deposits will be refunded unless a replacement rental is obtained. Should you be forced to cancel for ANY reason and a replacement rental is obtained, your deposit will be refunded. Approved funds transfers may only be applied to the same villa to be used within one year.

No-shows, late arrivals, a reduction in the number of persons in your group, and early departures after your arrival are non-refundable. Guests who abandon their villa without permission from Caribbean Palm Properties agree they have no rights to compensation.

Caribbean Palm Properties makes every effort to accurately and completely represent our villas on the web, telephone or brochure. If the guest is disappointed or unsatisfied with a property due to differences in taste according to decor, accommodation, location or any other reason and declines to stay at the rental property, this will be considered a cancellation and no rent reduction or refund will be issued.

Capacity Of Villa – Total guests permitted in the villa anytime are restricted to the number of guests who have scheduled and paid. Should a group be misrepresented, they must pay for the extra persons immediately.

Conserving Electricity -  Due to the cost of electricity doubling, the air-conditioning in our villas/condos will not be turned on when you are checked into your property. At check-in, our staff will be happy to show you how to turn the systems on and off, should you decide to use the air-conditioning. We are requesting that you turn the air-conditioning off in all rooms when not at the villa. It does not take long to cool a room down when you return to the villa since most villas have separate air conditioners unlike traditional air conditioning systems in the states that take hours to cool an entire house. We understand this is your vacation and we want it to be enjoyable and relaxing. Anything you are willing to do will be appreciated in conserving your electrical usage.  In the end this helps keep our villa rates lower.

Construction Noise – The St. John economy is still thriving. Construction is every-where, even next door to some of our villas. Work begins at 7:00 a.m. and stops at 3:30 p.m. week days. We do appreciate your understanding in situations where construction exists.

Check-In – 3 PM is the earliest allowed check-in time. This allows the house-keepers to complete their cleaning duties. Early Check-ins may be available.

Check-Out – 10 AM is the required check-out time. Late checkouts may also be available schedule permitting.   If there are guests arriving that day the housekeeper will be there at 10 AM to begin cleaning.

Credit Cards – Caribbean Palm Properties accepts Master Card , Visa, Discover and E-Check for direct bookings from individuals. When you choose to pay by credit card the card will be charged for the deposit of one half of the rental amount.  The remainder of the rental amount is due within 60 days prior to arrival and can be paid by check, credit card or E check.

Complaints and Maintenance – Caribbean Palm Properties is not responsible for mechanical failures of non-essential or luxury items, including, but not limited to Hot Tubs, Television, Satellite/Cable Service, Dishwasher, Washer/Dryer, Air Conditioning, Spas or any other appliance that fails to operate properly during your stay. No refunds will be issued for minor disruptions of any utilities including, but not limited to, power outages, water outages, telephone service, etc.

Please report inoperative equipment to Caribbean Palm Properties and we will make every effort to have repairs done as quickly as possible during reasonable hours. Speed of service cannot be guaranteed due to our reliance on island services, repair and utility companies.

Drugs and Hazardous Materials – Guests and members of their party shall not use or permit to be brought into the villa any illegal or hazardous substances.

Gatherings – No groups larger than those renting a house are allowed in our villas without written permission. Additional fees may apply.

Garbage Removal – Guests are responsible for removing all trash to the appropriate outside containers located throughout the island.

Hurricanes – In the unlikely event that we should experience a hurricane this season, there are several things you should know:
2. We highly recommend that you purchase trip cancellation insurance to cover your trip.  Cancellations due to hurricanes are non-refundable.  See Hurricane Cancellation below for more details. Check with your travel professional or with us for a list of carriers.
3. If predictions indicate a hurricane is headed our way and there is enough warning time you need to make every effort to fly out of St. Thomas before the storm is upon us. Delaying your departure plans may trap you on the island when no space is available on departing flights and after the storm you can expect to wait several days before normal airline travel is restored.
4. Caribbean Palm Properties staff will be monitoring the storm’s progress. If we feel strongly that we may be in the path of an approaching hurricane, we will notify you and advise you to fly off the island or to check into a St. Thomas hotel that is equipped with an emergency generator for the duration of the storm.
5. IMPORTANT: Once you make plans for a hotel or to leave the island, you MUST contact Caribbean Palm Properties to let us know where you are and what you’re doing … we must keep track of all of our guests! Kindly make sure you call and speak with us before you depart.
6. We will try and assist you with advice but all guests must hurry to make their own airline or hotel reservations. In this emergency situation we will be busy supervising the shuttering and closing of all of our villas, office and preparing our own families and homes for the oncoming storm. We will appreciate your understanding and your full and willing cooperation to help yourselves under these circumstances.
7. Your villa will be shuttered up, electricity and gas will be turned off-island wide. Telephone and cable service will most likely be down also. All items from the patios and decks: furniture, grill, pool equipment, etc., will be put in your villa. There will be neither running water nor flushing toilets. Your villa will no longer be luxurious or even comfortable. Our government will impose a curfew for the day of and sometimes days after a hurricane so you will not be able to leave the property and, of course, the weather will be terrible!
The Weather Channel (Channel 20) broadcasts a tropical report every hour at 48 minutes past the hour. This source and other information sources have, in the past, given us ample warning of the approach of a storm that will affect the Virgin Islands. When cable and/or TV go out, listen on FM to Isle 95 at 95.1 or on AM to WSTA Lucky 13 at 1340.

Hurricane Cancellations: Hurricane season is June 1st – November 30th. If you are traveling during this time period (especially during August through October), we highly recommend purchasing trip cancellation insurance that includes hurricane coverage as the policy is that no refunds are given. If a tropical storm and/or hurricane is threatening St. John where the villa is going to need to be shuttered for protection along with safety of villa, any rental guests will be required to vacate the villa upon being notified for liability and safety precautions. It is common for the U.S.V.I. Port Authority & U.S. Coast Guard to close the water ports, which will shut down the ferry services between St. John and St. Thomas. This usually occurs 12-18 hours prior to the beginning of deteriorating weather conditions, once closed they can be closed for 36 to 48 hours. We will try to assist with locating hurricane shelter and/or other accommodations. However no guest will be allowed to stay at any villa. Power is usually lost during these storms, no running water and the villa being shuttered makes it an unsafe and unpredictable accommodation during tropical storms and hurricanes.

Indemnification/Hold Harmless: The tenant and guests agree to defend, indemnify and hold harmless Caribbean Palm Properties and represented property owners from and against all claims, demands, loss, liability of any kind and character, including cost of defense, arising out of or in any way connected with the tenant’s use of the property: in the event tenants or guests suffer personal/physical/property damage, injury, or loss. Caribbean Palm Properties and property owners are not responsible for lost or stolen items or physical security.

You agree to indemnify, defend, and hold harmless Caribbean Palm Properties, employees, sponsors, licensors, independent contractors, providers, subsidiaries and affiliates (collectively, the “Indemnified”), from and against any and all liability costs (including attorney’s fees and costs) incurred by the Indemnified in connection with any claim arising out of any breach by you of any provision of this User Agreement.

You agree to cooperate as fully as reasonably required in defense of any such claims. Caribbean Palm Properties reserves the right, at its own expense, to assume the exclusive defense and control of any matter otherwise subject to indemnification by you and you shall not in any event settle any claim without the written consent of Caribbean Palm Properties.

Liability – Caribbean Palm Properties is acting hereunder as agent for accommodations, and assumes no liability for property loss or damages, nor liability for injury, delay or irregularity which may be occasioned either by reason of defect in any vehicle or the acts of any company or person engaged in conveying passengers to or from their villa.

Transportation (airline, ferries, charter vessels, rental cars and taxis) is supplied by providers who operate independently of Caribbean Palm Properties. We assume no responsibility, therefore, for any loss, injury, or damage to person or property because of the acts of these providers.

You, the guest, are responsible for his villa during occupancy. You must lock the villa’s windows and doors securely at all times when not on premises, and must exercise care in securing all personal property.

Linens – Your villa has all required linens, bed covers, bath towels, and beach towels.

Lost Keys – If you are accidentally locked out of your villa or you lose a set of keys please contact us to gain access to the property. A $50 fee will be charged to the credit card on file to replace the keys.

Maid Service - The villas/condos are cleaned before and after your arrival. Towels, linens, beach towels and paper products are provided for your entire stay. Any additional supplies will need to be purchased by the guest.   Our villas/condos do not include additional maid service. However, daily maid service may be arranged at an additional cost of $25.00 per hour and a 3 hour minimum.

Meetings – No meetings or groups larger than those renting a house are allowed in our villas without written permission. Additional fees may apply.

Minimum Stays - In Season, a 7-day minimum stay is standard.  Off-Season, a 5-day minimum stay is available for most properties, when paying a cleaning surcharge. Holiday week requirements vary from 7-14 days depending on the villa.

Owner’s Closet – Many owners have personal items in locked areas or closets. Please do not tamper with these areas.

Pets – Pets are not allowed.

Personal Effects – Caribbean Palm Properties is NOT responsible for guest’s personal belongs that are lost, stolen or left behind.   Any items left behind will be shipped back to owner at their expense.

Property – The Owner and Property Manager reserve the right to refuse service to anyone at their complete discretion. The Owner and Property Manager will not be responsible for accident, injury or for the loss of money, jewelry or valuables of any kind. All villas are privately owned. Guests are advised that personal items lost or stolen are not the responsibility of the Owner or Caribbean Palm Properties.  Guest will have a set of keys and will be solely responsible for locking of the home and the safekeeping of their personal valuables during their visit.  Caribbean Palm Properties and Owner assume no responsibility for insuring that the residence is locked and secured during the period of occupation by Guests.  In addition, Caribbean Palm Properties and Owner shall be held harmless from all claims or causes of actions arising from the rental and occupation of the residence by Guest.   The property will not be rented to anyone under 25 years of age unless part of or guest of a family group.

Quiet Time - Guests are advised that noise travels easily, and that it is important to be respectful of others at all times. There is a noise curfew at 10:00 PM in all residential areas and all Guests are expected to comply with this rule.  Caribbean Palm Properties wishes to maintain a family atmosphere for the quiet enjoyment of Guests. We rent to family groups and responsible adults only; absolutely NO house parties are allowed at the villas. Guests shall be sufficiently quiet and peaceful, so as not to disturb other residents of the neighborhood.

Rates, Printing or Internet Errors and Omissions – The information about the rental villas offered by Caribbean Palm Properties on our internet web site is as complete as we can make. Caribbean Palm Properties is not responsible for any changes the villa owner may have made to their property after the time of printing or publication.


Real Estate Showings – Occasionally the owner will list a rental villa for sale. We reserve the right to allow the villa to be shown during your stay. This will only be by advance appointment with you, the guest. We will make every effort to schedule such brief showings at a time convenient to you, to respect your privacy, and to minimize the interruption to your stay.

Legal Recourse – In any dispute arising out of these rental terms, the laws of the United States Virgin Islands shall apply and the prevailing party shall recover its costs, expenses and reasonable attorney’s fees. Your sending a signed rental form and payment in response to an invoice constitutes your acceptance and agreement to these terms, conditions, limitations and restrictions as printed upon the signed rental agreement.

If you have any problems or questions with any of these rules, please be sure to email or phone us BEFORE you send us your rental deposit.

Refunds – No refunds will be granted unless there is a serious problem that cannot be remedied within twenty four (24) hours, and/or causes the guest extreme, undue discomfort or serious inconvenience.

Rental Agreement – By signing the rental agreement the guests are agreeing to abide to all of the requirements herein and authorizing Caribbean Palm Properties to apply any penalties or additional costs to the credit card on file.

Rental Car – We require all guests who rent a villa with Caribbean Palm Properties to reserve and rent a car. Many of our villas are not accessible by taxi and there is no convenient way to arrange for taxis early or late. For groups of six or more we strongly recommend at least two rental cars.

Reservations – 50% of the full rental amount including the hotel tax is required to make a reservation. The balance is due 60 days before the rental date. If the reservation is made less than sixty days before the reservation date the entire amount is due and payable. No reservation is confirmed until you have returned a signed reservation form and deposit.

Returned Checks - There is a $25 fee for returned checks.

Room Tax – Each rental is subject to a U.S. V. I. room tax that is currently 12.5%.

Satellite Television – Some Villas offer Satellite Television of which a few offer premium channels. Because of the location of the satellite these systems are sensitive to weather conditions and the signal will break up or fail during heavy rain storms.

Security Deposit – Our Villas and Condos require a security deposit. The security deposits are fully refundable within 7 days of your departure, provided there is no breakage, damage, missing items, no charges incurred before, during or after your stay, still outstanding. All normal utilities (except careless or extremely excessive use of your villa’s water supply) are included in your rental price. You hereby agree to pay Caribbean Palm Properties on behalf of the owner of your villa the cleaning or replacement costs for all damages to personal property or to the real estate, which may occur as a result of your occupancy, excluding normal wear and tear. Locked pantries and closets are reserved for the use of the villa owner and are not included in this rental. You as a Guest agree to take all reasonable steps to ensure that your family and other guests in your party adhere to the rules and regulations affecting your villa. All villas are privately owned, so decor, colors and inventories will of course vary.  All villas are fully furnished, including an ample supply of bed linens and towels for Guests’ use. Rearranging of furniture or removing any items from the villa is prohibited.

Service/Repair – If the villa or any of its systems or amenities require service or repair the guest will agree to make the villa or room available for the service technician.   Caribbean Palm Properties shall make every effort to keep all villas and their inventories in good working order. In case of a maintenance problem, we will strive to repair the problem as soon as possible after being notified. However, no refund or rate adjustment shall be made for unforseen failures such as the supply of electricity, water, pool filtration systems, air conditioning, television/cable service, internet access, appliances, etc. It is the Guest’s obligation to report any problem or damage IMMEDIATELY to us, regardless of the hour.

Service Interruptions – Caribbean Palm Properties strives to make your villa stay as comfortable and trouble free as possible. Sadly there are some services over which we do not have any control. Problems with the electrical service, telephone connections, both land line and cellular, Internet Service as well as cable or satellite television are managed by other service providers and we cannot promise that the service will not be interrupted or available.

We will make every effort to work with the various service providers to restore any interrupted service as quickly as possible but we are at the mercy of the scheduling and effort of the other agency.

Smoking – There is no smoking allowed inside the villas.  There is a penalty of up to $150/day (plus the cost of cleaning the house) for smoking inside.   Smoking is permitted outside most villas however please make sure to pick up any cigarette butts and throw them away.

Substitution – Caribbean Palm Properties reserves the right to substitute comparable or better accommodations without liability, should the villa reserved be sold, be out of order, been inadvertently double-booked, or be deemed substandard by us for any reason. If comparable accommodations are not available, you, the guest, will receive a complete refund of all pro-rated rent and Hotel Tax paid for the original villa.

Telephones - All villas have phones for your convenience. You can only make local calls. If you need to make a long distance call, you can call collect, use a credit card, or us a calling card. Occasionally the telephone service fails. Caribbean Palm Properties has no control over the telephone repair service and Innovative Telephone Company currently has a backlog of eight to ten days for repair service.

Travel Insurance –  We recommend that you purchase travelers insurance, especially when traveling during hurricane season, June-November.      See “Hurricane Cancellation” above.  Travel Insurance Contacts:

Villa Occupancy – Maximum occupancy refers to all persons. Guests will limit occupancy to maximum occupancy at all times.  Should Caribbean Palm Properties discover that more guests are staying at the villa than what the villa was reserved for, then Caribbean Palm Properties will charge an additional $50.00 per person for the entire stay plus $100.00 penalty per person that was not part of the original reservation.

Weddings – No weddings are allowed in our villas without written permission. Additional fees may apply.
